Welcome to one of our favourites!
Slightly Unusual for us, a previous builder had installed the foundations.
The project, although not huge in size, made a vast difference to the living accommodation and the sliding bi-fold doors bring the beautiful garden right into the dining room and gave a true airy feeling to the room.

The works consisted of, but were not limited to:

  • Construct a 2 storey extension using materials matching the existing home
  • Demolish dining room brick extension and replace with sliding bi-fold doors with flush threshold onto external areas
  • Demolish internal load bearing walls to create large master bedroom
  • carry out complete remodelling of the kitchen in association with mirella, our kitchen partner

When we were approached by Isobel and Duncan, we were immediately excited at the challenges that we knew we would face not only with the oak framed approach, but by the fact it was a 2 extensions to a listed building, part of the structure was also a retaining wall and that the materials all had to be in keeping / reclaimed to match the existing building.

The former bakehouse has been turned into a beautifully luxurious home, and the finishing touches not to mention the ongoing design and material choices throughout the project have made this a project that we are proud to be associated with.

Although obviously not one of our biggest projects, the scope of works was considerable and included the following:

excavate garden and form retaining structure to form part of the new room
extend existing kitchen
install underfloor heating
manufacture and install oak framed structure
renew windows with oak to match existing style
replace all internal joinery for oak
install oak flooring
re-tile kitchen floor area
new security system
renew existing balustrading with oak and glass
fit external steel and glass balustrading
knock through from existing bakehouse into new extension to form open plan room
install log burner
install media wiring and hifi wiring

We could go on for ages detailing all of the works, but the above is just a short excerpt highlighting the extend of the project. Im sure you will agree that this is a beautiful addition to what was already a strikingly interesting dwelling.

ps…i know arthur the decorator and glen the electrician look a little bit like they have just been “let out for the day”…but trust me they are quite normal!

Yes…..another project in association with our architectural partner JPK Design Gill needed a builder in stoke on trent that she could trust to guide her through what was a daunting project to undertake alone.
Gill wanted a 2 storey extension to create a new bedroom, en-suite and new kitchen / dining space, and leading a very busy work and social life she needed a builder that she could trust with the security of her home, and to get on with the project relatively unsupervised.

Another project in association with our architectural partner JPK Design Almost doubling the size of the family home Michael and Claire wanted a construction company in stoke on trent that could manage every element of their project.

The project was a 2 storey extension that constisted of:

  • 2 Storey rear extension
  • New bathroom installation
  • New En-suite installation
  • New kitchen installation supplied by Simmer in Style
  • New central heating system

And Much more!….

each and every project presents its own challenges, and this one was no exception, with the entire rear elevation from ground floor to roof level being removed….the difference it made to the floor plan was magnificent.

access was really difficult – as you can see the excavated earth was removed via a series of conveyor belts and an existing tree meant that the foundations were taken to 2m ( no charges passed on )

Another project that we are pleased to say was completed without delays and without any unexpected extra costs.

Another project in association with our architectural partner JPK Design As a builder covering Stoke on Trent and Cheshire, we are most commonly approached to carry out projects from start to finish however, in the case of Mr B who has a good building knowledge and a network of friends in the trade, we were happy to take the project to “shell” stage only.

As any good builder, it was important to find a suitable brick and roof tile match for the project, obviously the original brick has not been manufacturer for many many years.

We employed the services of a time served brick matcher, who suggested a 73mm Ibstock Class B Engineering brick as being a suitable match, but equally as important is the mortar colour, if we left it natural, then it would be too bright against the dated property, so we opted for a slight dye addition with the mortar to tone it down slightly.

Similarly, with roof tiling it is important that the extension matches as best possible to the existing. Although you wouldnt know it, the original tiles on the roof are a actually a clay tile known as staffordshire reds…and yes, once upon a time they were red!
In this instance we managed to reclaim some existing tiles from a small outbuilding that we demolished, and from the main roof where we joined the new to the old.
We used the reclaimed tiles on the front (most visible) elevation and opted for a Marley Antique Brown plain sandfaced tile on all other elevations. Although the existing tiles were actually smooth finish at the time of installation the years of algae build up and weathering give them a sandfaced appearance.
We were happy with the match, but more importantly so was the client!
After the roof was tiled, and the scaffold dropped we handed over to the client to install the new PVCu windows after which point we then tackled the internal load bearing wall removal.

Then for us, this project is complete and we handed over to Mr B to complete.

Another project in association with our architectural partner JPK Design Mr H has a very demanding career and required a builder that they could trust to project manage the build without having to have a daily input from himself…..of course we were happy to be involved in the project and were pleased to provide a turnkey building package to Mr H.

After being approached by the nursery to carry out Local Authority Grant improvement works, Mason & Mason Construction were happy to be involved from design stage in providing improved facilities at the nursery.

Esatblished for approximatley 30 years and located in a former church hall, the nursery accommodates 52 children on a daily basis.

We look forward to tendering for phase 2 works at Basford Day nursery, to provide further internal improvements.

Phase one works included

  • Provide EDPM rubber child safe play surfacing to the garden area with separate baby play area.
  • Form opening in external wall and fix new French doors
  • Demolish outbuilding and dispose of asbestos roof sheets
  • Construct new external ramped access, maintaining adequate sub-floor ventilation to the main building
  • carry out refurbishments in the “baby room” including wave shaped screens and additional storage cupboards
  • Lay new carpets and safety flooring suitable for “wet play”
  • Supply and fix new sun awning

    Another project in association with our architectural partner JPK Design Mr & Mrs B work unconventional hours and wanted a builder that they could trust to project manage the build without having to have a daily input from themeselves

    Mr & Mrs B were looking to carry out quite a large single storey extension to the family home to create:

    • Extended kitchen area incorporating a dining area
    • Separate utility room
    • Ground floor shower room

    In addition to the above we were able to assist Mr & Mrs B with the supply of a new kitchen by our partner company Simmer in style – and took on the project management and installation role to keep the project moving forward without delay.

    The topography of the land around the proposed extension meant that the existing retaining walls had to be further extended to provide space around the extension

    Another project in association with our architectural partner JPK Design, Mr & Mrs B wanted a builder with the depth of workforce and experience to carry out a detailed project..

    Mr & Mrs B were looking to carry out quite extensive works on the family home. Happy to assist we provided a detailed breakdown of costs split into the 3 main areas as follows:

    • Convert existing double garage into a new bedroom and en-suite
    • Supply and erect new Oak Framed carport
    • Extend the kitchen area at first floor level

    In addition to the above we were able to assist Mr & Mrs B with the supply of a new kitchen by our partner company Simmer in style – and have taken on the project management and installation role to keep the project moving forward without delay.

    The topography of the dwelling ( split level ) has certainly led to a challenge on this project – especially as the foundations ( at first floor level ) had to be excavated by hand in preparation for the minipiling contractors. However Mason & Mason enjoy a challenge!..there is no such this as a problem on our projects – we like to think of them as situations requiring a solution!

    Project works included but were not limited to:

    • Convert existing double garage into a large bedroom with en-suite
    • Install new drainage & new heating system to accommodate the works
    • Minipile ground prior to the construction of the extension at first floor level
    • Form new kitchen, dining and separate utility room
    • Supply and erect new Oak Framed carport with cedar shingled roof tiles

    Another project in association with our architectural partner JPK Design Mr & Mrs J encountered difficulities with the previous builder.

    Although we costed the project for Mr & Mrs J in early 2009 Mason & Mason Construction Solutions were more expensive than another local builder. After waiting almost 12 months for the builder to start, and after works commenced on site involving removing all of the existing roof tiles, the builders realised that they had underpriced the works and left the job – obviously leaving our client in a difficult position.

    When we were approached to assist, we were happy to and our team commenced on site almost immediatley to continue the conversion and building works.

    The project was completed within our specified timescales, on budget and Mr and Mrs J are over the moon with the newly created rooms

    Project works included but were not limited to:

    • Remove existing Roof Trusses and replace with Attic Trusses over garage to form bedroom
    • Remove existing trusses and rebuild in Mono & Girder Trusses with traditional joists to form bathroom and storage
    • Install new staircase to form access
    • Carry out all electrical and plumbing alterations to accommodate the new layouts
    • Ensure no loss of service to the existing house throughout the works
    • Remove existing inadequate lintols and replace with Heavy Duty RSJ Supports
