“THE COURTYARD” – HIGH LANE, BURSLEM.
A small gated community brownfield development comprising of 7nr apartments ( 3nr 1 bedroomed and 4nr duplex 2 bedroomed) constructed on the site of former rented garages.

Due to poor ground conditions the front block of 5 apartments received a piled foundation whilst the rear block of 2 benefitted from a traditional strip footing.

FOUNDATIONS:

Plots 1-5 – Piled using driven tubular steel piles with a precast concrete ring beam, beam and block floor
To comply with Part L of the building Regulations a polystyrene beam infill block ( ecoshield ) was utilised which was then overlaid with a re-inforced concrete screed

Plots 6 and 7 – Standard strip footings reinforced with 2nr layers B503 Mesh – Extended depth / mass fill in parts

CAVITY CONSTRUCTION:

Traditional masonry with fully filled cavity

FLOORS:

Precast Concrete Hollowplank floors separating ground floor apartments from first floor duplex apartments
Engineered joists separating duplex ground and first floors

ROOF:

Attic trusses were utilised within the duplex aprtments to provide “room in the roof” space comprising bedroom / bathroom
